Location

The property is positioned on the westerly edge of the historic castle town of Harlech within the beautiful surroundings of the Snowdonia National Park and benefiting from the most spectacular views across Royal St Davids Golf Course to Tremadog Bay. Harlech is a seaside resort and community in Gwynedd, well known for its landmark Harlech Castle. The town has developed housing estates to the low town area and hillside housing to the high town area around the main shopping thoroughfare, church and castle. The two areas are linked by a steep winding road called "Twtil". Harlech is situated approximately 37 miles south of the City of Bangor and 54 miles north of Aberystwyth.

Description

Wern Fawr

Comprises grade II* building which was commissioned by George Davidson, designed by George Walton and completed circa 1908. In addition to the listing of the house, the gateway, screens and forecourt have a grade II listing. The property is of traditional dressed stone construction and the interior has been heavily adapted to reflect its most recent former use as an educational establishment with an Impressive two storey galleried library to the south wing. To the exterior, there is a forecourt to the front with access from the main road passing alongside the auditorium. A pedestrian bridge over St David's Hill provides access from the upper car park which provides an ample parking area for the facility. In addition, the immediate forecourt provides further more limited parking spaces. The elevated courtyard to the rear of Wern Fawr provides quite superb views across Royal St Davids Golf Course to the dunes, Tremadog Bay and the Llyn Peninsula.

The Auditorium (Former Theatr Ardudwy)

The property was completed circa 1974 and is a reinforced concrete structure built in a "brutalist" style of architecture. The auditorium occupies the site of the former great hall destroyed in a fire in the 1960s. The auditorium is attached to the main former campus building in a number of positions and we have been advised, is listed by dint of this attachment. The Cambria Project which secured planning permission for over-cladding the auditorium, could have been implemented by the undertaking of other works granted by this consent which in turn may have been deemed to activate the consent. The property is a substantial theatre auditorium with a bar area and numerous teaching rooms over several levels.

The Gymnasium and Squash Courts

This building appears to be of traditional construction with rendered external elevations and pitched slate covered roofs. The original building was constructed in the 1970's with the squash court addition constructed in the early 1980's. There is a large parking area to the south side of the building. PLEASE NOTE - Our client will consider selling this property as an individual lot. May be suitable for a number of uses (subject to the required planning consent).

The former Amenity Centre

This detached property is arranged over two floors and was designed and constructed in the early 1980's. The building is of traditional construction with faced brick elevations and a slate covered roof. There is a large parking area to the north side of the building with a further potential area to the south side of the building. We have been advised that planning has recently been obtained granting permission to convert the former amenity centre into a hotel (budget hotel accommodation to support the golf course and other outdoor activities in the area). PLEASE NOTE - Our client will consider selling this property as a separate lot, please ask for further details.
